Rental Disclosure Fees


At AMC, we prioritize transparency about the fees you may encounter as a resident. Each community has its own unique fee structure, and our websites provide a clear list of initial and monthly costs beyond the base rent to help you choose a home that fits your budget. Our goal is to make your living experience enjoyable and financially manageable. Please review these fees to understand your potential financial commitments fully.

INITIAL COST

These fees are typically due at the time of move-in or as part of the initial leasing process.

  • Application Fee= $0-75/per applicant (if applicable)
  • Security Deposit= $0-2 Month's Rent (refundable)
  • First Month's Rent= Base rent amount (lease holder portion of base rent)
  • Admin Fee= $50-$300/per unit (if fee applies, non-refundable)*
  • Holding Fee= $50-$500/per unit (if fee applies, non-refundable)
  • Pet Fees= $50-$300/per pet and/or unit (If pets are allowed, if pet fees applies it is non-refundable)**
  • Pet Deposit= $0-$500/per pet and/or unit (If pets are allowed, deposit is refundable)***
  • Parking/Storage Fees= $10-100/per space (if applicable)
  • Utility Billing Fee= $0-$50/one-time at move-in (if applicable, billed by 3rd party)

Monthly Fixed Costs

These are recurring fees that will be part of your regular payments each month. Some may be paid with rent while others could be paid directly to the utility provider or outside third party.

  • Base Rent: Your rent amount
  • Water/Sewer/Trash: Based on formula (may be billed by 3rd party)
  • Electric/Gas: Based on usage (paid directly to provider)
  • Internet/Cable/Media: Based on unit and/or contracted directly (If resident contracted, paid directly to provider)
  • Valet Trash: Based on formula (if applicable; may be billed by 3rd party)
  • Utility Fee: $0-8.95 Billing Fee (if applicable, billed by 3rd party)
  • Pest Control Fee: Per Unit (if applicable; may be billed by 3rd party)
  • Parking Fee (Reserved or Covered): Per Space (if applicable)
  • Pet Rent/Fee: (Per Pet) (if applicable)
  • Real Estate Tax: Per Unit (if applicable)
  • CAM Fee: Based on formula (if applicable)
  • HOA Fee: Per Unit (if applicable)
  • Amenity Fee: Per Unit (if applicable)
  • Storage Rent/Fee: Per Space (if applicable)
  • Garage Rent/Fee: Per Space (if applicable)
  • Damage Waiver (in lieu of renter's insurance): $12-15/Mth (in lieu of H04 renter's insurance policy)

Note: Some regular, required monthly charges such as utilities may be based upon actual usage and/or seasonal variable rates and will vary from month to month.

Optional Costs

These are optional fees you may choose to add to your lease.

  • Additional Parking Space: Fee per additional space
  • Covered or Reserved Parking: Fee per space (if applicable)
  • Garage Rent: Fee per space (if applicable)
  • Key Fob: Fee per fob
  • Storage Units: Monthly cost, if extra storage is needed
  • Upgraded Unit Features: Features such as upgraded appliances, higher floor, etc.

How to Budget Your Monthly Costs

To calculate your estimated monthly cost, simply:

  1. Add your Base Rent to the required fees listed above.
  2. Choose any Optional Costs that you may wish to add.
  3. The total will be your monthly fixed cost.

Fees vary based on payment provider:

  • Enrollment Fee: $10 One-time (if applicable, select communities)
  • eCheck/ACH: $0-$3.59 Per Transaction
  • Debit Card: $6.95 Per Transaction (if applicable, select communities)
  • Credit Card: 3.25% - 3.5% Per Transaction + Convenience Fee of $2.95 Per Transaction (Visa, Mastercard, Discover)
  • Certified Payments: $3.99 Per Transaction (Domuso Certified)
  • CashPay / MoneyGram: $3.95 - $4.00 Per Transaction (Up to $6,500)

Avoidable Fees

  • Late Fees:: Flat Fee or %
  • Service of Notice Fees:: $25-$50 Per Notice
  • Month to Month Fees:: $100-$500/Month
  • Short Term Rental Fee:: $100-$500/Month (applies to leases <6 month term)
  • Transfer Fee:: $300-$500/One-time Per Occurrence
  • Attorney Fees:: $300-$500/Per Occurrence
  • Lease Cancellation Fee:: $500 - 1 Month's Rent
  • Cleaning and Damage Fees:: Varies
  • Key Fob Replacement: $50-$100/Per FOB

Some options and/or avoidable fees are not included in this disclosure but may apply.
